The Districts of St. Helena
St. Helena is small – 47 Square Miles. Although an airport is under construction, which will dramatically increase the desirability of owning property here, development is being deliberately restricted. Local people rarely move house, so there are very few properties available at any one time. The limited development that is being permitted could be entirely taken up by local need.
When properties are sold they are not always advertised. The island’s only estate agency has very few properties on its books - check out its website: www.tps.co.sh. So buying property here is not just a case of signing up with estate agencies and waiting to see what you are offered. We found our property by asking around – if we’d waited for it to be advertised we would never have known it was for sale. That’s not an easy way to shop for property if you don’t already live here.
You could try placing a "wanted" advert in the island’s leading newspaper, The Independent. You may get some offers, but those who have tried it tell us the response is slight. Most local people prefer to deal with someone they know, not with an anonymous email address.
Or you could come here and do the hunting yourself. We’d advise making provision for a two month visit.
Please also be aware that, unless you have "Saint Helena Status" (basically, that you are an islander, a direct descendent thereof, or have applied for and been granted Status) you will need an Immigrant Landholding License to own property here. We can help you apply for this.

We act as your agents and work on your behalf only. We do not take commissions from vendors or estate agents.
We agree with you a brief for the type of property you want. Commercial, domestic, land for development, buildings in need of restoration, freehold or leasehold.
We then use our contacts to find property that could meet your requirements. With your agreement we may also advertise in the local media, giving ourselves as the contact. We liaise with the vendors or their agents to establish complete details and asking prices, and report back to you.
Our report contains full contact details for each property. You can use it to negotiate the purchase yourself, or we can act as your agents and negotiate on your behalf.
When you have agreed a purchase we can also help you to submit your application for an Immigrant Landholding Licence.

Our charges are based on the time we spend and any expenses we incur. They are not related to the size of property – just to the time we spend working for you, which we fully itemise. We negotiate the rate of charge with you before the work commences and bill you monthly in arrears. You can stop us working for you at any time, even if the work is not complete, and we will bill you up to that point only – there is no ‘early cancellation’ fee.
Please note that this is not a success-based fee. However, we ask you to specify your requirements before we start working for you, and if we do not believe your requirements can be met we’ll say so before any charges are incurred.
